5 developments to keep an eye on in Raleigh in 2026

In case you hadn’t noticed, Raleigh’s growing in a big way, and some mixed-use developments are set to transform downtown + Midtown in 2026 and beyond. Here’s what you need to know about three major developments.

Construction is set to ramp up in 2026 for Raleigh, and we’ve got the latest scoop. Here’s what you need to know about some of the hottest mixed-use developments in the 919.

The Exchange, Midtown | Projected completion: 2027 | This 40-acre project near North Hills has had a huge year with Peregrine being named as the Best New North Carolina Restaurant and Capulet Cocktail Club‘s opening this week. We’re still waiting on the second tower and Life Time’s stunning athletic country club concept. In the end, The Exchange will have nearly 1 million sqft of office space, 300 hotel rooms, and up to 1,275 residential units.

The Creamery, Glenwood South | Projected completion: 2028 | Centered on the historic 1928 Pine State Creamery — a landmark building since 1997 now home to Sullivan’s Steakhouse, Milk Bar, and Pine State Public House — this mixed-use project is set to transform Glenwood South with a 37-story residential tower, poised to be one of Raleigh’s tallest, plus office space, ground-floor retail, and a public plaza. When complete, it will bring hundreds of new apartments and significant office space to the district.

Depot Historic District, Warehouse District | Projected completion: 2028 | Featuring a 170-key boutique hotel and over 30,000 sqft of street-level retail, this project is set to transform downtown’s The Depot, but will preserve the historic 1912 building. Expect outdoor spaces, public plazas, and pedestrian-friendly connections to the Raleigh Convention Center and Red Hat Amphitheater.

Downtown South, downtown | Projected groundbreaking: 2026 | This development recently resumed its plans after being stuck in a holding pattern, and it could seriously change downtown + the area near Dix Park. If construction starts, the new development would be developed with the owner of the NC Courage, and the team would move to a stadium in the development.

Raleigh Convention Center’s Expansion will take the place of the current Red Hat Amphitheater block.

Raleigh Convention Center + Red Hat Amphitheater, downtown | After voting to move Red Hat and keep it downtown, plans are in motion for a new, permanent amphitheater and an expanded convention center space. Red Hat is moving one block over, and a new convention center space will take its place, adding 298,100 sqft of convention space, 798,100 sqft in total.
