Earlier today, Kane Realty Corporation unveiled its latest plans for North Hills — a new multi-phase districtand we’re excited to say the least.

The new North Hills Innovation District (NHID) will be a 33-acre development featuring walkable trails, outdoor space, office buildings and more, all designed with local businesses in mind. North Hills and Kane Realty worked together to create a space that will facilitate interaction + collaboration between local office users, entrepreneurs, retail tenants, and creatives.

At completion, NHID will feature two high-rise class A office towers, four office buildings, 1,000 residential units, a two-story food hall, and an unprecedented four acres of outdoor natural space. And by unprecedented, we mean it — the plans also include plenty of trails connecting to the Capital Area Greenway system, expansive outdoor working and dining spaces + a series of pedestrian bridges and landings to connect tenants and visitors to retail and maker spaces.

Believe it or not, Phase 1 of NHID is already complete — Vine North Hills Apartments were completed last summer and have already begun moving in residents. Phase 2 will break ground later this year — starting with Channel House, a 200-unit Class A residential community featuring indoor/outdoor work-from-home spaces + ground level retail, micro-retail, and maker spaces. Also included in Phase 2 will be Tower 5, The Pumphouse, and the expansion of existing structured onside parking. According to Kane Realty, NHID will cost ~$1 billion to build.
