Phase one of Seaboard Station is almost complete and nearly 60% of retail space is already spoken for. Located between William Peace University and retailers including Logan’s Garden Shop, the$500 million multi-use development by Hoffman & Associates includes three new buildings encompassing a hotel, apartments, and lots of retail space.
Once completed, this large development will feature one million sqft of mixed-use space including ~600 residences. Let’s break down the phases:
Phase one
Construction of this phase includesThe Signal, a luxury apartment complex with 298 units and 30,000 sqft of street-level retail space. The apartment features design elements inspired by the historic SeaboardRailroad Station. Wondering about parking? The garage is underground. Completion is slated for the end of March and residents are already moving in, with units still available for lease.
With more than half of the retail space already leased or in the works, Hoffman developers told RALtoday that they are still looking to fill the remaining spots with local, experimental, and curated tenants. Along with new residences, retail, and dining space, the development will also offer a lively central corridor that will host events such as night markets.

Phase two
The second phase of the project — which includes a 149-room Hyatt House hotel — is underway. The hotel will have 92 apartment-style suites for extended stay. The development will feature a modernrooftop bar and restaurant called High Rail and is slated for completion in 2024.
Phase two will also have 55,000 sqft of retail space and two apartment buildings totaling 279 residential units. A parking deck with 497 spaces will be hidden by the surrounding developments to support the growing area.
A third phase of Seaboard Station is in the works, but details have not yet been released.

Dalian Development, a Washington, DC developer, is looking to rezone lots by Morgan Street Food Hall to allow for a 40-story mixed-use development. Currently zoned with a 12-story limit, a neighborhood meeting is scheduled for today from 6 to 7 p.m. at the Pullen Park Community Center. (Triangle Business Journal)
